What are the fees to apply?
The non-refundable Admin Fee is $99***, and the non-refundable Application Fee is $45*** per adult (18 and older)
What are the rental criteria?
Here are the requirements:
Income 3x Rent
2 months of paycheck stubs or 6 months of bank statements if self-employed
No evictions in the past 3 years
Subject to background screening, credit check, employment verification and rental history verification
Do you only accept a Texas ID?
No. If you’re from a different state, we accept any ID with your photo, but if from another country, a passport will do.
Do you accept housing?
No, we do not.
Do you accept vouchers?
No, we don’t. We only accept cash and credit card payments
What payment methods do you accept for rent?
We accept ACH, credit cards, and debit cards through our online portal. Cash is accepted through Green Dot at some local area retailers using a bar code generated through your resident/applicant portal.
Do you work with people who’ve had broken leases?
It must be at least 3 years ago. A higher deposit will be required for a broken lease.
Do you accept those with evictions?
Yes, but it must be 3 years ago
Is there a fixed utility package?
Yes! Villas at Braeburn Apartments offer a mandatory fixed monthly utility package to simplify monthly expenses. It includes electricity, water, trash, and pest control.
How much is the fixed utility fee?
Monthly fees per floorplan are: (A-1x1) $205*, (B-2x2/1000 SQFT) $220*, (C-2x2/1100 SQFT) $225*.

Do you allow for early-lease terminations?
Early lease terminations are subject to penalty per the lease contract.
Is renter's insurance required?
Yes, we require $100,000* of liability insurance with Villas At Braeburn named as an interested party.
